We all know the damage water trapped within a roof construction can cause. In most cases the only option for the building owner is to completely remove the roof coverings and insulation to expose the structural deck, dry out and then completely recover. This can be expensive, have a negative environmental impact, be disruptive and pose a high risk.
For more than a decade RAM Building Consultancy has quietly been providing a solution to this ‘DWV®’ or to give it its full title ‘De-Watering Vacuum’. De-watering may not be unique to RAM, although it remains highly specialist and we believe that RAM’s approach to De-Watering is both unique and the most effective method.
Water can be trapped within the roof insulation, roof screed or between layers of waterproofing. If this water can be effectively removed these key components can be salvaged and remain in place. RAM has developed a targeted approach to achieving precisely that.
- Leak detection – First it is vital to assess the precise cause of the water entry. This can be achieved by the use of several methods of leak detection, the method is determined by the roof construction used and the only industry standard as set by WITA.
- Effective repair Next, local repairs, or an overlay of at least one layer of waterproofing, must then be effected to ensure no further water can enter the roof construction
- Moisture map – Then a roof moisture map is undertaken. This can be by either a Thermal Scan or Electrical Capacitance Test. This accurately identifies the location of the entrapped moisture, thus ensure DWV® pump points are placed in the most effective positions.
- De-Watering Vacuum (DWV®) – Finally the pump points are fitted. Each pump position is marked and numbered on a roof plan. Daily record sheets are completed by the ever present RAM Engineer, who monitors the level of water drawn, uses his experience to identify patterns and make sure each pump is working with maximum efficiency. Nothing is left to guess work. DWV® pumps are never hired out in isolation, RAM firmly believes that only with the combination of a proven mechanical extract system and an experienced Engineer can the building owner be assured of the optimum results.
